What are the most inexpensive properties available in San Jose right now? Believe it or not there are 66 homes listed in various neighborhoods for between $100,000 and $150,000.

Notably, over half of these listings are two-bedrooms. This is good news for single buyers who may be interested in sharing expenses with a roommate, couples looking for a starter home or anyone looking for a rental investment.

The property locations are varied. There are eight in Alum Rock, one in Alviso; five in Berryessa, 17 in Blossom Valley, one in Cambrian; nine in central/downtown San Jose, 10 in Evergreen and 15 in south San Jose.

The smallest is tiny: a one-bedroom, one-bath, 448-square-foot condominium that might be just right for a young professional. It’s priced at $129,900—inexpensive enough for parents who may want an investment as well as a place for a kid attending San Jose State. It’s located at 516 Martha St., near enough to the university and downtown, and is in a relatively new development, built in 2000. The complex is secure and the unit has a one-car garage. The property is bank-owned.

The largest property in this price range is a three-bedroom, 1 1/2-bath, 1,180-square-foot townhouse priced at $150,000. It’s located in east San Jose at 287 Jose Figueres Dr. It’s a short sale, so that’s a potential downside.

The lowest-priced home on the market right now is $105,000. It’s a one-bedroom, one-bath, 648-square-foot condo. It is a pretty nice unit, located near the back of a development in south San Jose at 2382 Balme Dr. It features hardwood floors and a balcony. It’s a short sale, listed for only 19 days.

Nine of the properties are priced at the top end of $150,000. One of these listings is located in the Cambrian neighborhood at 4970 Cherry Ave. It was built in 1979 but completely overhauled/remodeled in 2007. It’s a short sale but already has bank approval. This contemporary-style one-bedroom, one-bath condo is a good value with an in-unit washer and dryer, dual-pane windows, air conditioning and a well-appointed kitchen with granite countertops, cherry cabinetry and stainless steel appliances.

Another property on the higher end of the price range is quite new, built in 2005 and located downtown in The Brickyard development. It is a very nice one-bedroom, one-bath, 667-square-foot condo. It is priced at $145,000 and is another bank-approved short sale. It has loftlike high ceilings and an open floor plan. Other pluses are a huge walk-in closet and granite counters in the kitchen. The secure building features an exercise room, pool, spa, meeting rooms and a pool table/game room.

Also downtown is an end unit located a 1060 S. Third St. #228. It is a 550-square-foot, one-bedroom, one-bath priced at $138,000. On the other side of town in Evergreen’s Shadow Pines development is a good buy. This two-bedroom, one-bath condo is 888 square feet and has a one-car garage. It features a remodeled gourmet kitchen with new cabinets, a remodeled bath, hardwood flooring and a private patio. At $145,000, this listing at 3222 Shadow Springs Place is priced in the ballpark of some of the one-bedroom listings.
